What is Home Staging and why would I pay someone to stage my home?

Home Staging is a service we offer by which a home is ‘staged’ for sale, or to Let.

Home staging is a way to maximise profit on the sale of your home; better laid out space, strategic lighting and neutral decor all help to enhance the images online of your home, resulting in a more sought after property, which means a higher number of viewings (and often, offers!). It is widely recognised that as an average, home staging results in approximately a 10% increase in sales value and sells three times as quickly.

What does it involve? 

Home Staging involves neutralising and de-personalising a home, maximising the space and introducing non- personal stylish items so that potential buyers can imagine themselves in the space, with their own personal style; So it isn’t a completely blank canvas, but it does involve stripping back what is there and often re-arranging items and removing any clutter as well as items that are very personal, such as photos.

But why not just empty my house before a sale? 

The reason for staging rather than just completely emptying the house of its contents is so that in images, there is some perspective in terms of room size; for example, if someone adds a double bed into a room, the viewer can see (particularly on the online listing) that it is either a small room with a double bed squeezed into it, or whether it is a good sized double bedroom, using the bed as the point of perspective. An image of an empty room is pretty non-inspirational and far from aspirational!
